Every finished basement needs a Loudoun County building and zoning application, plus trade permits for electrical, plumbing, mechanical, and gas when those systems are in the job. Typical Finished Basement Details can stand in for custom drawings unless the job alters a load-bearing wall, an exterior wall, a beam, or a column. Published Typical fees are 1% of construction cost excluding those trades, with a $65 minimum. Full plans add a published $130 plan review fee. A kitchen in the basement adds a published $165 zoning fee. A bedroom needs an emergency egress window; that opening is exterior work.

A county permit is not HOA approval. We file the association packet in parallel when we cut a new window or door. Brambleton reviews essentially all exterior changes; the Covenants Committee typically meets the second Monday, applications due 9:00 AM Friday ten days prior, decision letters usually 5–7 business days after. Broadlands needs Modifications Subcommittee written consent before visible exterior work; applications due noon Wednesday one week prior. For One Loudoun and Ashburn Farm we use the current packet — we do not invent approved-color lists. Moisture comes first. We do not publish invented basement price bands or claim a pipeline of finished Ashburn lower levels we cannot show.

What you get is the paperwork product: Typical vs full plans, which association reviews the lot, and the LandMARC set plus the ARC packet when egress is in play. County inspections: trade rough-ins before building framing, insulation before cover, then finals. We install to the Virginia Uniform Statewide Building Code and the approved Typical Detail or stamped plans, and document each inspection.
