Ranson has more unfinished basement square footage than almost anywhere else in Jefferson County, and it is nearly all recent. The Flowing Springs and Powhatan Place developments put hundreds of homes up with full-height lower levels roughed for nothing but a furnace, and the families who bought them are now out of room upstairs. The part that catches people out is egress. West Virginia code will not let you call a lower-level room a bedroom without a compliant egress window, and on the newer Ranson builds that usually means cutting the foundation wall and setting a window well. That is a real line item, $3,500 to $6,500 installed, and we put it on the estimate at the start rather than after the framing is up. If your plan does not include a bedroom, you do not need one, and we will tell you that too.
Everything before the finishes decides how the basement ages. We check the perimeter and the slab for moisture before a single stud goes up, verify the sump and its backup, and use an insulated subfloor system where the slab reads cold or damp. Then framing to code, a properly sized HVAC run or a dedicated mini-split rather than a prayer that the existing system reaches, full electrical, and insulation that makes the lower level comfortable in February instead of merely finished.
