Real Elite Contracting builds Ashburn additions — a bump-out, a single room, a second story when the structure allows it, or a screened porch. Loudoun publishes a screened porch as a residential addition, not a Typical Deck. Ashburn is unincorporated Loudoun County, not a town. Building and zoning run through LandMARC. We work Brambleton, Broadlands, Ashburn Farm, and One Loudoun when the parcel sits in those associations.

Every addition needs a Loudoun County building and zoning application, a plat showing the house, the addition, and setbacks, and a comprehensive structural plan. Published county fees: $395 at or under 1,000 square feet (building, plan review, and county zoning bundled); over 1,000 square feet, 1% of construction cost plus a $335 plan review fee plus county zoning. Trade permits (electrical, plumbing, mechanical, gas) are separate. Gas permits for residential additions have required plan review since October 1, 2025.

A county permit is not HOA approval. We file the association packet in parallel. Brambleton reviews essentially all exterior changes; the Covenants Committee typically meets the second Monday, applications due 9:00 AM Friday ten days prior, decision letters usually 5–7 business days after. Broadlands Declaration 7.5 requires Modifications Subcommittee written consent before an exterior addition; applications due noon Wednesday one week prior. For One Loudoun and Ashburn Farm we use the current packet — we do not invent approved-color lists. We do not publish invented addition price bands or claim a pipeline of finished Ashburn additions we cannot show.

What you get is the paperwork product: the published fee path, which association reviews the lot, and the LandMARC set plus the ARC packet. County inspections: footing, foundation, framing, insulation, and final, plus trade rough-ins and finals. Approved plans stay on the job. We install to the Virginia Uniform Statewide Building Code and the stamped plans, and document each inspection.
