Real Elite Contracting builds selected Middleburg additions — a bump-out, a single room, or a screened porch when the lot and the architecture allow it. Loudoun publishes a screened porch as a residential addition, not a Typical Deck. A Middleburg mailing address is not Town limits: parcels along Atoka, Foxcroft, and Goose Creek are often unincorporated Loudoun. We check the parcel before we file.

Inside Town limits the order is fixed. An addition needs a Town Zoning Location Permit first, then the Loudoun County building permit. The county set needs a plat (house, addition, setbacks) and a comprehensive structural plan. Published county fees: $395 at or under 1,000 square feet (building, plan review, and county zoning bundled); over 1,000 square feet, 1% of construction cost plus a $335 plan review fee plus county zoning. Town zoning has its own fee — we put the current Town amount in the written estimate. If the addition adds a bedroom on well and septic, Health Department approval comes first. Conservation easements can limit what the lot will take.

If the parcel is in the Historic District, the addition needs a Certificate of Appropriateness from the Historic District Review Committee. Complete applications are due 14 days before the meeting. A county permit is not a COA. We do not publish invented addition price bands or treat tasting rooms, wine cellars, and gun rooms as the typical Middleburg brief.

What you get is the paperwork product: Town or unincorporated county, the published fee path, and whether HDRC review is in play. We prepare the Town zoning set and the county LandMARC addition set. County inspections: footing, foundation, framing, insulation, and final, plus trade rough-ins and finals. We install to the Virginia Uniform Statewide Building Code and the stamped plans, and document each inspection.
