Real Elite Contracting builds decks and outdoor living for selected Middleburg homeowners — composite builds, railing and lighting, and the next step when you want a roof or screen. A Middleburg mailing address is not automatically Town limits: parcels along Atoka, Foxcroft, and Goose Creek are often unincorporated Loudoun. We check the parcel before we file. We install Trex, TimberTech, and AZEK when the job calls for them; we do not advertise a manufacturer Pro or Platinum badge we do not hold.

Inside Town limits the order is fixed. The Town of Middleburg issues a Zoning Location Permit first — required for a deck, shed, fence, detached garage, or any work that also needs a Loudoun County building permit. The county issues the building permit after that. Typical Deck Detail still applies to the county building set when the design qualifies; published county fees inside an incorporated town are $100 for Typical under 1,000 sq ft (building permit only) and $230 for full plans under 1,000 sq ft. Outside Town those same county paths are $265 and $395 because they include county zoning. Town zoning has its own fee — we put the current Town amount in the written estimate.

If the parcel is in the Middleburg Historic District, exterior work — including a new deck — needs a Certificate of Appropriateness from the Historic District Review Committee. Complete applications are due 14 days before the meeting. A county permit is not a COA, and a COA is not a building permit. We submit what applies in parallel so the layers do not stack.

What you get is the paperwork product: Town or unincorporated county, Typical vs full plans, and whether HDRC review is in play. We prepare the Town zoning set and the county LandMARC building set. We install to the Virginia Uniform Statewide Building Code and the approved Typical Detail or stamped plans, and document each inspection.
