Real Elite Contracting builds Loudoun County additions — a bump-out, a single room, a second story when the structure allows it, or a screened porch. The county publishes a screened porch as a residential addition, not a Typical Deck. We work the western corridor first (Purcellville, Round Hill, Lovettsville, western Leesburg, selected Middleburg) because that is the practical truck path from Martinsburg.

Every addition needs a Loudoun County building and zoning application, a plat with setbacks, and a comprehensive structural plan. Published county fees: $395 at or under 1,000 square feet (building, plan review, and county zoning bundled); over 1,000 square feet, 1% of construction cost plus a $335 plan review fee plus county zoning. Leesburg, Purcellville, and Middleburg issue town zoning first — the county will not release the building permit without it. If the addition adds a bedroom on well and septic, Health Department approval comes before the county application. Conservation easements are more common in western Loudoun; we check the parcel before we lock the design.

A county permit is not HOA approval. An addition is exterior work: HOA review in master-planned communities, and a Certificate of Appropriateness in Old Town Leesburg or the Middleburg Historic District. We do not publish invented addition price bands or treat wine cellars and media wings as the typical Loudoun brief.

What you get is the paperwork product: the published fee path, town vs unincorporated county, and whether HOA or COA review is in play. County inspections: footing, foundation, framing, insulation, and final, plus trade rough-ins and finals. We install to the Virginia Uniform Statewide Building Code and the stamped plans, and document each inspection.
