We work the western corridor first (Purcellville, Round Hill, Lovettsville, western Leesburg, selected Middleburg) because that is the practical truck path from Martinsburg. We install Trex, TimberTech, and AZEK when the job calls for them; we do not advertise a manufacturer Pro or Platinum badge we do not hold.

Every Loudoun County deck needs a building permit and a zoning permit. The county's Typical Deck Detail is the fast path: it applies only to a single-level, residential, attached deck with no roof, no screen, no hot tub, no gazebo, and no detached structure. On that path the published county fee is $265, building review is 2 days, and zoning review is 2 days (intake completeness is 2–5 business days). A roofed patio, screened porch, or three-season room drops out of Typical and needs full structural plans: $395, 15-day building review, and 10-day zoning review. Those numbers are from Loudoun Building and Development — not a contractor guess. Leesburg, Purcellville, and Middleburg permit separately from the county. Published minimum footing depth is 24 inches on solid soil.

A county permit is not HOA approval. The county does not enforce covenants. We submit both tracks in parallel so they do not stack. For Brambleton, official design review covers essentially all exterior changes; the Covenants Committee typically meets the second Monday of the month, with applications due 9:00 AM Friday ten days prior. For South Riding, written Architectural Standards approval is required before exterior work; a county permit does not substitute, and staff can rubber-stamp only a short list (roof and window replacement are on that list — a new deck is not). We do not publish One Loudoun approved colors or material lists until we have that association's current packet in hand.
