Real Elite Contracting builds decks and outdoor living for Frederick County homeowners — composite builds, railing and lighting, and the next step when you want a roof or screen. The City of Frederick and the Town of Mt. Airy issue their own building permits. Everywhere else in the county, building permits and zoning certificates run through Frederick County Permits and Inspections on the County application portal. We check the parcel before we file. We install Trex, TimberTech, and AZEK when the job calls for them; we do not advertise a manufacturer Pro or Platinum badge we do not hold.

The County's published deck-and-porch process treats three designs as different jobs: an open deck has no covering; a covered porch adds a roof; a screened porch adds a roof and screened walls. A site plan or plot plan with setbacks is required on every application. A permit is required when a deck or porch is replaced, even in the same location, and when railings or structural members are replaced. After staff marks the application complete, review agencies have a published one-week due date from assignment.

We put the current County fee-schedule line items in the written estimate instead of guessing them here — the County publishes separate building, zoning-review, filing, and automation fees, and incorporated towns drop the zoning-review fee. Historic-district or municipal design review, when it applies, is a separate track from the building permit.

What you get is the paperwork product: we tell you whether you are in the City, Mt. Airy, or the County, which path the design is on (open deck vs covered vs screened), and we file the portal set. We install to the approved plans and document each inspection.
