Decks · Rockville

Why Rockville homeowners hire us.

A Rockville deck is filed with City of Rockville Inspection Services only after the parcel is shown to sit inside the city.

Montgomery County lists the City of Rockville with the City of Gaithersburg as city-permit-only, so an in-city deck is not sent to the county permitting department for the building permit.

Pricing for a Rockville deck is a free written estimate after a site walk of the parcel.

For this area, see Permits in Montgomery County: what to expect.

Use the address finder

Run the Rockville address finder on the deck parcel before any city application is prepared.

Questions about decks in Rockville

How is a Rockville deck parcel placed inside or outside the city?+

The city services page warns that a Rockville mailing address can sit outside the city and points readers to the city address finder. That finder decides the deck parcel, and the postal code is not the city line.

What does the city require before structural deck work in Rockville?+

Properties inside the city need a permit before structural work starts. The city keeps a deck permit application of its own, apart from the general residential construction application. Those applications go through MGO Connect, and most of them also need an inspection before the work is treated as finished. The city names the Rockville City Code and the Maryland fire prevention code among the rules it enforces.

Which code dates apply, and does the Rockville express window cover a deck?+

An ordinance adopted May 20, 2024 updated Chapter 5 and adopted the I-Codes with local amendments, including the 2021 International Residential Code. Many of those updates took effect May 29, 2024, and some were deferred until December 1, 2024. The express pilot reviews applications that are complete and paid online on Tuesdays from 8:30 until 12:30, for a printed list of certain fences, HVAC equipment, furnaces, water heaters, and accessory structures under 200 square feet or from 200 to 500 square feet. Accessory dwelling units are left off that list. A deck is not named on the eligible list or the ineligible list, an application tied to a building permit is ineligible, and a Rockville deck is not treated as one of those accessory structures.

Deck permit + HOA steps

  • Montgomery County does not enforce covenants or deed restrictions, so a DPS permit is not HOA approval. Check with your association before you build.
