Decks · Ashton

Why Ashton homeowners hire us.

An Ashton deck is a Montgomery County Department of Permitting Services filing, because the Ashton parcel is not inside a municipality with its own building counter.

The Ashton-Sandy Spring census designated place, census place 2402762, has 1,825 owner-occupied units and a 94.0 percent owner share in the American Community Survey 2024 five-year estimates. Those Ashton figures describe the census designated place, not an incorporated town.

The site plan shows the deck on the house location plat or house location survey, with distances from the deck to the lot lines and the height from grade to the top of the deck. Sheets are no smaller than 11 by 17 inches, and the minimum scale is 1/4 inch equals 1 foot. If a county easement is on the lot, construction may not encroach into the ground or the air space of that easement. An Ashton deck is priced with a free written estimate after a site walk.

For this area, see Permits in Montgomery County: what to expect.

Ashton deck footings

Footing details on the Montgomery deck sheet set a minimum depth of 30 inches, require the footings to bear on solid soil, and print a minimum soil bearing capacity of 1,500 psf. That sheet is not the Howard County deck exception for a deck under 25 square feet.

Questions about decks in Ashton

Can an Ashton deck use the county deck details instead of custom plans?+

The county Residential Deck Details may replace construction plans for a single-span, single-level deck. That shortcut cannot be used when the deck is built with a roof, a screened porch, a hot tub, or another added load. A building permit is required for every deck, whatever the height above grade.

Which Ashton decks can use the fast track?+

Single-level decks are on the eligible list. A property served by a private well or a private septic system is not eligible. A two-level deck is not eligible. If the house is in a common-ownership community, the association's own process is a separate contact and is not the county permit. Deck wiring is coordinated with an electrician. Real Elite does not do the electrical work.

Deck permit + HOA steps

  • Montgomery County does not enforce covenants or deed restrictions, so a DPS permit is not HOA approval. Check with your association before you build.
