Why Clifton homeowners hire us.
For a parcel inside the Town of Clifton, an addition needs a town use permit and a county building permit, and the district field is how the parcel is checked. The town FAQ says the Fairfax County parcel profile shows Springfield Town of Clifton when the address is inside the town. A 20124 mailing address is not that field. We read the parcel before we draw the room.
If the parcel is inside the Town of Clifton, the town FAQ says an added room needs a use permit from the Planning Commission, design plans to the Architectural Review Board for a certificate of appropriateness, and a Fairfax County building permit. A use permit is required to build an addition to an existing structure. The application goes to the Town Clerk at least 15 days before the Planning Commission meeting. The Planning Commission reviews use permits on the last Tuesday of each month at 7:30 p.m. at Acacia Lodge, 7135 Main Street. The town FAQ says the county will not grant the building permit unless the applicant shows the certificate and the use permit, and the mayor or a designated representative signs the county application. Town questions go to 12641 Chapel Rd, Clifton, VA 20124, phone (571) 781-2404, or clerk@cliftonva.gov. That town approval is uploaded to the county PLUS record.
For a parcel outside the Town of Clifton, Fairfax County Land Development Services handles the building permit. For Fairfax County building-permit questions, contact Land Development Services at 703-222-0801. If the parcel is within Clifton or Vienna, the county also requires the applicable town approval to be uploaded to the PLUS record. The office is at 12055 Government Center Pkwy, Suite 324. Fairfax County treats a bump-out and a second story as a new addition that needs a permit. Apply in PLUS under the Building tab. If the house is on a well or septic, the Health Department may review the package. If the project includes electrical, plumbing, or mechanical work, separate trade permits may be required. Real Elite does not take electrical work. The price for the house is a free written estimate after a site walk.
