Sealcoating

The cheapest way
to double your asphalt’s life.

Sealcoating protects your driveway or lot from water, UV, oil, and freeze-thaw damage. Done on the right cycle, it’s the single best-value way to protect the thousands you already invested in asphalt.

Sealcoating

Sealcoating done to a standard.

Asphalt is held together by a binder that the Mid-Atlantic climate is constantly trying to break down. UV bakes it brittle in summer; water seeps into hairline cracks and then freezes and expands all winter, prying them wider. Sealcoating is the protective layer that fights both — a fresh seal coat shields the surface from water and sun, resists oil and gas spills, and restores that deep black, well-kept look.

More importantly, it's the highest-return maintenance you can do. Sealcoating a driveway costs a small fraction of replacing it, and on the right cycle it can roughly double the life of the asphalt underneath. We sealcoat residential driveways and commercial lots across the Eastern Panhandle, Cumberland Valley, and Winchester area — and we always fill cracks first, because sealing over an open crack just hides a problem that keeps growing.

What's included

Crack filling first

We rout and fill cracks with hot or cold crack filler before sealing. Sealing over open cracks traps the problem; filling them first stops water from getting into the base.

Thorough surface cleaning

Blowing, sweeping, and spot-treating oil stains so the seal coat actually bonds to clean asphalt instead of dust and debris.

Even, proper-cure application

Seal coat applied at the right rate and in the right weather window so it cures hard — not too thin to protect, not so thick it peels.

Right-cycle scheduling

We tell you honestly when to seal again — typically every 3–5 years for a driveway — instead of pushing you onto a too-frequent, money-wasting schedule.

How the work runs

  1. 1

    Inspect & advise

We check the surface and cracks and tell you whether it actually needs sealing yet — fresh asphalt should cure 6–12 months before its first seal.

  2. 2

    Prep & crack fill

Clean the surface, treat oil spots, and fill cracks so the seal has clean, sound asphalt to bond to.

  3. 3

    Seal

Even application in dry, warm conditions (above ~50°F and rising), which is why sealcoating season runs roughly May through October here.

  4. 4

    Cure guidance

We tell you exactly how long to keep traffic off — usually 24–48 hours — so the coat cures hard and lasts.

Investment

Driveways often $300–$600; lots quoted by size

A typical residential driveway sealcoat (with crack filling) commonly lands around $300–$600 depending on size and condition; commercial lots are quoted per square foot. Bundling sealcoat with a paving job is the most economical time to do it.

Frequently Asked

Sealcoating questions, answered.

How often should I sealcoat my driveway?+

For most residential asphalt driveways, every 3–5 years is the sweet spot. Sealing more often than that mostly wastes money; waiting much longer lets UV and water start breaking down the binder. We look at your actual surface and give you an honest interval rather than a default upsell.

When can I sealcoat brand-new asphalt?+

Wait 6–12 months. New asphalt needs to cure and release its oils before it will accept a seal coat properly. Sealing too early can trap those oils and cause problems. After that first cure, get on a regular cycle.

Does sealcoating fix cracks and potholes?+

No — and any company that says it does is cutting corners. Sealcoating is a protective surface coating, not a repair. We fill cracks before we seal, and potholes or failed areas need proper patching or repair first. Sealcoating then protects the sound surface around them.

How long does sealcoat take to dry?+

Plan on keeping traffic off for 24–48 hours, longer in cool or humid conditions. We apply in warm, dry weather (the season runs roughly May–October here) so it cures hard. We give you exact timing for your job and weather.
