Fairfax County reports that it is working to cut residential Fast Track plan review for a qualifying project from five business days to one business day. That covers eligible finished basements, decks, and one-story additions of 500 square feet or less. It is a county review target, not a promise that every basement permit is reviewed in one business day. Confirm the project with county staff before you file.
Fairfax County describes a shorter plan-review target for certain residential jobs. The note is Fast Tracked Residential Permit Processing, dated April 30, 2026. Real Elite read it on October 14, 2026.
What the county is changing
The county says its latest efforts focus on cutting residential Fast Track plan review from a five-business-day timeline to a one-business-day timeline. That is a stated goal for projects the county treats as eligible, not a finished result. It is not a promise that every basement permit in Fairfax County is reviewed in one business day.
Which projects the county names
The county's eligible-project list includes three scopes that come up on our calls:
- a finished basement
- a deck
- a one-story addition of 500 square feet or less
A larger addition, a more complicated structure, or a job the county does not place on that list is outside this timeline. Do not treat the one-business-day figure as the review time for every basement, every deck, or every addition.
Eligibility is not automatic
Fairfax County says whether a project qualifies depends on scope, complexity, and code considerations. The county tells applicants to contact staff before submitting so they can confirm the project qualifies. Ask that question before you rely on the shorter review.
Trade permits are separate
Electrical, plumbing, and mechanical work can need their own trade permits. Real Elite coordinates those licensed trades. Real Elite does not do electrical, plumbing, or HVAC work itself.
This is a Fairfax County timeline
The one-business-day review target belongs to Fairfax County Land Development Services. It is not the City of Alexandria Permit Center. An Alexandria mailing address can still be a Fairfax County parcel, and a city parcel is a different office. Confirm the parcel before you pick a counter.
If the parcel is in the city, start with Alexandria additions or Alexandria decks. Finished lower levels in the city are on the Alexandria basement page. County-wide context stays on the Fairfax County service area.
The visit to the house is free. Real Elite prices that Fairfax County job with a free written estimate after a site walk.
